Benchmark Property Management Treats Properties With a Personal Touch

The family at Benchmark Property Management understands the challenges faced uniquely by property owners. They strive to manage and care for each owner’s home as though it was their own rental property. With this goal in mind, they seek to add their personal touch to each stage of the process.

To begin, they do not charge owners start-up fees or advertising fees. The only fee the owner will have to pay is the agreed upon management fee. If you don’t get paid, Benchmark Property Management doesn’t get paid. As tenants show interest in the property, owners can also trust that they will be fully screened, including verifying employment, residential history, credit, criminal background and any evictions. Owners also have control over decisions about pets and pet deposits as well as the final approval of prospective tenants.

Once the contract is signed, the company will work to ensure that the home is well maintained. Regular drive-bys of the property ensure that the lawn and exterior of the home appear in good condition. About every 6 months, they conduct a walk through inspection of the property. The family oversees all repairs, either conducting them personally or hiring and supervising an approved contractor who offers competitive pricing and outstanding work.

When a tenant requests a non-emergency repair, Benchmark Property Management personally goes to the property to verify what repair is needed and who can complete the job the best.

Benchmark Property Management will direct deposit the rent into your account and then send you an electronic statement detailing the income and expenses for that month as well as a copy of any receipts for repairs. This information will also be available in the owner portal for easy access and review.

We keep all security and other deposit’s in our certified Escrow Account in Wells Fargo Bank. We make sure you have paper work showing the deposits we hold on your home.

From a simple cleaning to a refurbish or remodel, we have the skills and personnel to get your investment ready to rent.

Communication is a key part of our customer service. We try to keep you informed of the status of repairs, move in and move outs, lease extensions and recommendations for rent increases.

When a tenant moves out, the home will be inspected and verification of utility payment is done. Benchmark Property Management will ensure that every home is clean and in excellent condition for the next tenant.
